<p>Follow these quick and easy steps to a garage home buyers dream of.</p>
<p>1. Get organized.</p>
<p>Everyone loves storage. Show off your garage and make it a selling point. One of the best ways to showcase your garage is an organized place where buyers can picture their things. Shelves, bins and storage closets are available at any local hardware store. When your garage looks spacious and organized it is more appealing and may even result in the buyer feeling like they are gaining square footage.</p>
<p>2. Light it Up</p>
<p>Lighting can make all the difference. Replace dangling, plain bulbs with fixtures or strip lighting. Adding an eight-foot fluorescent light strip can turn your garage from dark and dreary to open and inviting.</p>
<p>3. Finishing Touches</p>
<p>Garages that have appealing floors and walls go a long way in the buyer&#8217;s eyes. Concrete garage floors can be coated with an epoxy resin-based paint or rubber mats and tiles. This hides spills and makes cleaning a lot easier. Don&#8217;t forget the walls. Adding sheetrock makes a very clean surface and makes the garage feel more like a finished space. <p>Here are some great tips from Addicted2Decorating on how to get your bathroom in tip top shape.</p>
<p>Painting is absolutely the cheapest way to transform any room.  For around $25, you can have a brand new look.  And because they’re smaller than other rooms, bathrooms are often a great place to experiment with interesting new wall treatments.  Do you like stripes?  Try them in your bathroom!</p>
<p>Most people overlook the importance of lighting in almost every room of their home.  If you’re still living with an outdated bath bar (often called Hollywood lighting), then you can have a fresh, new update for as little as $30.</p>
<p>Again, paint is the cheapest way to update.  Are your wood cabinets looking tired from years and years of use?  Give them a fresh coat of paint, and they’ll look new!  I recommend a good cleaning, followed by a light sanding, then priming.  Top with a coat or two of an oil-based paint, and you’ve got a brand new look.  And the cost?  About $70.</p>
<p>Hardware is the “jewelry” of your cabinets.  Not having hardware on your cabinets is like putting on a great outfit, but forgetting to accessorize.  Hardware is also a great place to be creative and unique.  You can expect to pay anywhere from $3 to $15 (or more) for each knob or pull.  But it’s well worth it!</p>
<p>Sometimes a new, fresh look is as easy as replacing your worn-out, faded towels with some soft, fluffy new towels.  And as popular as spa-inspired interiors are these days, it’s difficult to go wrong with white!  White also gives your space a fresh, clean look.  You can expect to pay from $5 to $30 per towel, depending on the quality.</p>
<p>When most of us think of purchasing a rug for our bathroom, we generally head to the bathroom department of the local home store.  But why not try something with a little more style?  Instead of a regular bath mat, try introducing a small area rug into your bathroom.  Instant color and style!  And because the rug is generally smaller than one you’d need for a living room, it’s possible to find one for $50 to $100.</p>
<p>I’m really surprised at how many people still use toilet seat covers in their bathrooms.  Toilet seat covers are not only outdated, but they’re incredibly unsanitary.  Remove it and reveal your sparkly clean toilet.  And the cost?  Free!  Simply remove…..AND TOSS!</p>
<p>These are just as bad as the toilet seat covers.  Actually, they’re worse, considering that these catch more….ummmm…stuff, since it’s on the floor.  Eewwww!  Again, just lift, and TOSS!  And again….it’s FREE!!</p>
<p>If you have a plain, plate-glass, builder’s basic mirror, give it a frame!  Simply purchase some moulding from your local home improvement store, cut to fit, paint, and adhere it to your mirror.  Fill in the corners with a bit of wood filler, sand, and touch-up the paint.  If you don’t want to go to the trouble of making a frame yourself, you can always remove the mirror completely, and replace it with a purchased, framed mirror.  Either way, the impact will be tremendous.  This can easily be achieved for $50 to $100.</p>
<p>If you have a bathroom that requires a shower curtain, this is NOT the place to make a simply utilitarian choice.  Visually, shower curtains consume a large area of the bathroom, and this is the perfect place to add color and style to your bathroom.  So now’s the time to get rid of your plain, plastic shower curtain, and find one that defines your style!!</p>

<p>The number of contracts signed to buy homes in February eased slightly from January but posted another strong gain from a year ago—the latest sign that demand for homes is up from the depressed levels of the previous 18 months.</p>
<p>A report March 27th by the National Association of Realtors showed the index of pending home sales, reflecting deals that have gone into contract but haven&#8217;t yet closed, rose 9.2% last month from a year earlier, continuing a rise largely fueled by investors&#8217; purchases of foreclosed properties. The index fell by 0.5% from January.</p>
<p>While buyers are starting to step forward, however, home builders and real-estate agents report an elevated level of contracts falling apart, as buyers run into trouble qualifying for mortgages amid tough lending standards.</p>
<p>Another common complaint: low appraisals that come in below a negotiated value, requiring sellers to cut their price or buyers to put more money down in order to keep a deal from collapsing. As a result, the pending sales figures could be overstating actual sales as buyers sign multiple contracts over the course of several months.</p>
<p>Still, analysts say that housing demand appears to be stronger than at any point in the past year. Low prices are luring investors who can convert properties into rental units and make double-digit returns. More first-time buyers could face added urgency to move as landlords begin to raise rents and mortgage rates rise from record lows.</p>
<p>&#8220;We are seeing very strong activity out there,&#8221; said Ivy Zelman, chief executive of research firm Zelman &amp; Associates. Buyers are tired of deferring moves, and rising rents &#8220;have really pushed people off the fence,&#8221; she said. &#8220;We&#8217;re not ready yet to wave the victory flag and say home prices are going up, but we&#8217;re confident they&#8217;re stabilizing.&#8221;</p>
<p>The report showed that purchase activity was up 18.4% and 19% from a year ago in the Northeast and Midwest, respectively, after an unseasonably warm winter. Contract activity fell by 1.8% in the West.</p>
<p>Real-estate agents in many parts of the country say inventories of homes for sale are declining, leaving more buyers competing for less supply. Shrinking inventories could be a consequence of the decline in home prices, which has left more sellers unable or unwilling to sell their homes at a loss.</p>
